Found leak coming from pool filler. Dug down to find galvanized piping corroded and leaking. Technician found that pool filler is connected after main shutoff indicating pool filler shutoff is located in the basement if it has one. Homeowner wanted estimate to dig down and remove / cap galvanized line.
Install new 50 gallon electric short water heater and remove old failed water heater. In order to do this I will be using the old gate valve above the unit to shut off the water going into the old water heater. If this gate valve does not function properly I will not be able to perform my work. After installation everything has been checked for leaks and functionality. *in order for this water heater to pass inspection an electrician is required to install a disconnect box in the same room as the water heater. This is NOT included in the quote* *The pressure in the home is significantly higher than the code required 45-80 psi. I strongly urge the customer to look replace the PRV. In order to replace the PRV it will require using the old buried gate valve in the back yard to shut down 2 townhomes at once. Because it is required to use this valve, myself or TE will NOT be able to perform this repair.*
This week we came out to the home to provide and install a 26KW Generac whole home standby generator. We will be returning once you all return from Europe to install the smoke detectors and make sure the generator is 100% ready for the final inspection. Have a safe trip and happy holidays!
Homeowner is upgrading meter to a high pressure system and required gas regulators. Shut gas off at the main. Ran piping from the meter to the house and installed a 1 inch gas regulator. At the pool heater I removed the old gas piping. Reduced main line from 1-1/2 to 1 inch and installed the new gas regulator. Ran piping and shut off valve to the 3/4 line feeding the gas stove and fireplace. Ran 1 inch piping with a new bal lvalce to the pool heater. Reduced down to 3/4 and installed a union at the pool heater. Turned gas on and relit the water heater pilot lights. Painted the piping. Tested and everything is working properly at this time.
For this job I replaced a 10 year old water heater that was no longer working, I installed a new 50 gallon Rheem water heater. Comes with a 6 year warranty. I also replaced the expansion tank and installed new tank and set the psi to 70. I secured the tank to the structure using a mounting bracket, I also installed a water heater pan and added a water alarm as a courtesy. I capped off Pan with cpvc cap. I lit the water heater and set temperature to 120. I tested and left work area clean. I also disposed the old water heater.
Arrived at the customer’s home to find the cause of their heat pump being frozen. Tested heating and auxillary heat from the thermostats. Measured the electrical component readings and refrigerant pressures. Found that a wire for the system defrost was disconnected, preventing the defrost cycle from taking place. Reconnected the wire and tested operation. Changed the defrost timer from every 90 minutes to every 60 minutes. Also noticed that the system next the unit was very loud and likely will have a bad fan motor before too long. Reported findings to the customer. Also changed the 16x25x4 media filter during today’s visit.

Technician replaced failed Pressure Reducing Valve for the building. Tech also replaced main emergency water shut-off valve, building drain down valve and code compliant y-strainer valve. New water pressure to the building was set, and confirmed at 60 PSI. (pictures attached) Water was restored to the building, and all work completed was checked for leaks and proper functionality. Air was bled from the system through all plumbing fixtures throughout the establishment. A walk through was completed with management, work area was thoroughly cleaned up and payment was successfully collected. Replaced electric water heater, located in the parts closet ceiling, with all required code upgrades. Technician also found water pressure to the building to be against code and is too high. Until water pressure has been corrected, no warranty can be provided on today’s work. An estimate has been provided to correct water pressure and repair additional leak found in the main water entry closet. HVAC inspection. Upon arrival system not working. Condensate pump safety switch cut power because pump was full of water. Got water out of pump and system is now on and heating. Recommend condensate pump cleaning. Blower wheel is dirty, recommend cleaning before dirt causes blower motor to burn out. System has biological growth in it, recommend adding medical grade uv light to permanently rid the system of growth, it also cleans the system and the air in the house. Capacitor failed, recommend replacing it. Lineset not insulated properly, recommend insulating.
Customer has had multiple elevated water bills.Ranging upwards of seven hundred dollars last month. Evaluated what the issue was by starting off.Where the water can be turned off, which is in a crawl space and then checking every toilet within the home which there are nine. The toilets were all kohler. And most of them had the original builds on the inside of the tank. Several of them could be heard running intermittently. I checked the pressure on the house which ranged between a hundred and ten and a hundred and twenty p s I. There was no water service line leak that I could detect with the water off and hovering over the water meter. Customer agreed to have their pressure regulating valve replaced, which was a one inch watts, twenty five a u b. And to have all nine toilets rebuilt with a new flush, seal, fill valve and supply line. My client has a few toilets with worn tank internals and a high water bill. The water meter is on the inside of the home near the PRV and main shutoff. Shut off toilets with active leaks and tested for meter flow. Could not find any sign of a leak and no meter movement. Checked around and saw no issues as far as water usage goes. I recommend checking your water meter daily, typical usage is 100-150 gallons per day per person. Keep us posted if otherwise. Water pressure at 62 psi Rebuild the tank internals with more modern components, new tank bolts, and supply lines. Test for leaks and a proper flush. Toilets in question are the basement guest room and the upstairs office bathroom. Tank rebuilds went great and toilets are performing smoothly. Left estimates to replace 2006 water heater to meet code compliance. Fixed a sink drain leak as a courtesy.
